Your equity is the whole plan
If the house is paid off or close to it, you may be able to buy the next one with no mortgage at all, or a very small one. That changes what you can offer on and how fast you can close. Pin the number down before you look at a single listing.
You are a stronger buyer than most
A buyer with real equity and no financing contingency is exactly who a seller wants. In a balanced market that is worth real money on the purchase side, and most people never think to use it.
You should only move once
Nobody wants to move twice. A leaseback lets you stay in the house after closing while you finish the purchase. It is common, it is negotiable, and it is usually the cleanest answer to the timing problem.
What downsizing actually looks like around here
North Dallas built a lot of big houses between the late 1990s and the late 2000s. Plano, Frisco and Allen are full of them, and a lot of the people who bought them new are now looking at four bedrooms, two staircases, and a yard that takes a Saturday.
What most people want next is fairly consistent. One story, or at least a primary bedroom downstairs. Less yard. Newer mechanicals so there is no roof or HVAC bill waiting. Something closer to a grandchild, or closer to a highway that gets you to one.
The part people underestimate is that smaller does not always mean cheaper. A newer, smaller, single-story home in a well-kept neighborhood can price close to the larger house you are leaving. That is not a reason to stay put, but it is a reason to run real numbers before you fall for a floor plan.
