I served, and I've got a VA loan on my own place in Shreveport. So when I walk you through this, it's from having done it, not from a script. The VA loan is the best mortgage benefit out there. It also has a few quirks that trip people up, and a good agent is the difference between a smooth close and a deal that falls apart at the appraisal.
What you're working with
- Zero down. Full entitlement means no down payment, and in 2026 there's no loan cap on full entitlement. Your ceiling is what the lender approves, not a VA number.
- No PMI, ever. Conventional and FHA make you pay monthly mortgage insurance when you put little down. The VA doesn't. That's money back in your pocket every month for the life of the loan.
- Better rates. VA rates usually run a quarter to half a point under conventional.
- One funding fee, not a monthly cost. 2.15% the first time with nothing down, 3.30% after that, less if you put money down. And if you draw disability compensation, you're likely exempt from it completely.

Texas treats disabled veterans well on property taxes, and a lot of guys leave the money on the table because nobody told them. The exemption scales with your disability rating, and at 100% you owe zero property tax on your homestead, no matter what the house is worth.
