The high end of North Dallas is its own market. Custom estates on acreage in Prosper and Celina, gated streets in Frisco like Newman Village and Starwood, lakeside golf homes in The Colony. The numbers behave differently up here. Good comparable sales are scarce, two similar-looking homes can sell for very different prices, and pricing is more judgment than formula. That's where knowing the market cold earns its keep.

My edge isn't adjectives, it's market intelligence and honesty. I'll tell you why one street holds its value and the next one over doesn't, what a builder's reputation is really worth at resale, and where a home is priced ahead of what the comps will support. For sellers

  • Pricing that holds up. At the high end, the wrong number sits on the market and gets stale. I price to the comparable sales that actually exist and the demand that's actually there, and I tell you when the market won't support the figure you have in mind.
  • Marketing built for the property. Professional photography and video, and placement across the Christie's International and @properties networks so the right buyers see it, not just whoever is browsing the local portal.
  • Discretion when you want it. Quiet, pre-market, and off-market options when privacy is the priority.
